~ Minimum age to rent is 25 and primary guest must stay for the duration of the booking. ~ You will be required to register online within 24 hours of booking where you will: ~ Provide a photo ID and selfie that matches your Airbnb profile. ~ E-sign a rental contract ~ Your booking is not secured until this has been completed. ~ Your booking includes a $1500 damage waiver policy to cover accidental damage. Exclusions apply. ~ This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house. Your max occupancy during your booking is what you submit in your booking. Additional day or overnight guests must be approved. ~ Stays longer than 2 weeks: We require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD) 🐕 ANIMALS ~ Dogs are considered, only when pre-approved prior to booking. Max 2 dogs per stay ~ Pet fee is $75 per dog, max 2. 7 night max. Cats are not considered due to severe allergies. ~ Dogs must stay off of the furniture and bedding. CANCELLATION POLICY Our rental contract allows the GUEST to cancel at any time regardless of the Airbnb cancellation policy. If the GUEST cancels the reservation the rent & host fees paid minus a [$75 ] administrative charge may be refunded if the same or partial dates are re-rented. If re-rented for lesser amount, the difference will not be refunded. We highly recommend you purchase travel insurance to cover any losses. 🤫NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. A noise & smoke monitoring device both inside and out will inform us if noise levels exceed those allowed by the city or cigarette / pot or vaping is present inside the house. These do not record audio, they simply detect decibal levels and cigarette or vaping smoke. We ask that you keep outdoor music family friendly and at appropriate levels at all times as to not disrupt peace and quiet of the neighborhood. There is a strict quiet time by 10pm. SECURITY CAMERAS- There are no cameras inside the house. We have a ring doorbell and 3 exterior cameras that will record audio & video upon motion detection. Locations: End of the driveway Garage facing the driveway Back of the house overlooking the whole backyard (hot tub & pool are blocked by the gazebo for privacy) Far side of the house facing the gate. These are primarily to ensure that our maintenance services are being performed and to monitor if deer have breached our fences which destroy our landscaping & flowers. OTHER SENSORS: - We have 2 Honeywell home temperature & motion sensors (1 in the master bedroom and 1 in the living room). These help our thermostat maintain a more even temperature in the house and save energy when unoccupied. - There are sensors on the front door and sliders. If left open more than 2 minutes, the Hvac will pause. - There is a noise decimal and cigarette / vape smoke detector inside the house as well as in the backyard to ensure noise levels stay within city ordinance limits. They do not record audio or video. 🦌WILDLIFE & MAINTENANCE - Our home is in a rural residential neighborhood with large lots and a lot of wildlife. You will often see deer roaming the streets and our property, squirrels, gophers and lizards in the front and back yard. - Please do not feed or approach any wildlife. - We have monthly gopher & bug treatments that are pet and kid safe. - There will still be insects, bugs, frogs and other creatures outdoors that sing at night and give the property its wonderful relaxing country feel. While we stay on top of pest maintenance, we ask you to expect that bugs may enter the home when doors are left open, get tracked in on shoes and luggage and are part of life in the country. If you have allergies to bees, please be aware there will likely be bees buzzing around. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this. Although we have monthly treatment, there may be gopher holes present. Please be aware of this when walking in the back, please don’t allow children to run. We are not responsible for injuries on the property. Please also don’t allow your animals to roam unattended to avoid engagement with wildlife. ⛑️SAFETY CONSIDERATION: Please read safety considerations at the bottom of this listing. The entire back yard is fenced, but small dogs can fit under the fence & escape. Please do not rely on the fencing to contain your dogs. Deer sometimes also damage the fence without our knowledge, which could allow your dog to escape. Please use a leash at all times or bring a pen for off leash outside lounging for your dog & keep track of droppings & pick up & dispose immediately. Pet bags are provided for your convenience. 🔋POWER OUTAGES: Our area has occasional power outages throughout the year. These outages typically last only 1-3 hours. It is quiet and private, but you are still close enough to neighbors where they will hear loud noises. There is a creek that runs behind the house, with lots of deer. You have grocery, dollar tree, gas & fast food 2 minutes on the other side of the freeway. There are plenty of additional grocery & shopping options within 15 min. 10-20 min. to Paso Robles 5 min. to downtown Atascadero or Templeton 25 min. to the coast either Morro Bay or Cambria. 35 min. to Hearst Castle 15 min. to natural mineral hot springs. 25 min. to San Luis Obispo
Guest Access
Guests have access to the entire property with the exception of the large workshop building that is separate from the house, the green house or any sheds. Please note, the fenced in garden in the front is the neighbor's property. There is parking for up to 5 cars, as well as RV parking with electrical & water hookups at the end of the driveway.
